Conventional Loan

 

Conventional loans offer flexible options including fixed-rate and adjustable-rate mortgages. Down payment options may start as low as 3% for qualified borrowers, and some programs may offer alternatives to traditional mortgage insurance.

 

FHA Loan

FHA loans are designed to help make homeownership more accessible, especially for borrowers with lower down payments or less-than-perfect credit. Down payment options may start as low as 3.5% for qualified borrowers.

 

Renovation Loan

Renovation loans allow borrowers to finance eligible home improvements into the mortgage.

We offer several renovation options, including:

  • FHA 203(k) loans for repairs, updates, and structural improvements

  • Fannie Mae HomeStyle® loans for renovations and luxury upgrades such as pools or outdoor living spaces

 

Bank Statement Loan

Bank statement loans are designed for self-employed borrowers who may not qualify using traditional income documentation.

Eligible borrowers may qualify using 12 or 24 months of personal or business bank statements instead of tax returns.

RHS / USDA Loan

USDA loans are available in eligible rural areas and offer 0% down payment options for qualified borrowers.

These loans feature flexible guidelines and household income limits apply. Property eligibility is based on location and USDA requirements.

ITIN Loan

Stockton Mortgage offers financing options for borrowers using an Individual Tax Identification Number (ITIN).

Depending on the program, alternative income documentation such as bank statements or verification of employment may be used in place of traditional paystubs.

 

Jumbo Loan

 

Jumbo loans are designed for higher loan amounts that exceed conventional loan limits.

Options may be available for primary residences and second homes, with loan limits and guidelines varying by program and state.

 

Hobby Farm Loan

Hobby Farm loans are designed for homes on larger parcels of land, typically between 5–160 acres.

These properties may include space for horses, recreation, or hunting, but are not intended for full-time farming operations.

 

VA Loan

VA loans are available to eligible veterans, active-duty service members, qualifying National Guard and Reserve members, and some surviving spouses.

VA financing offers benefits such as flexible guidelines and 0% down payment options for eligible borrowers.*

 

Construction Loans

We offer construction financing options with low down payment programs, including FHA, VA, and USDA construction-to-permanent loans for eligible borrowers.

These programs can help buyers build instead of purchasing an existing home.

 

Home Equity Line of Credit (HELOC)

A HELOC allows homeowners to access available equity without refinancing their current mortgage.

Funds may be used for renovations, debt consolidation, large expenses, or other financial needs.

Investor Cash Flow Loan

 

This program allows you to utilize the future income rental of a property to determine cash flow. 

*Qualifications apply for no down payment VA loans.

REFINANCING

How it works

Refinancing a mortgage requires to you submit necessary financial documents like you did the first round with your old mortgage. Browse through the different mortgage plans and compare the interest rates and terms to select the most ideal plan for your needs. Compare the new loan with your existing one and analyze how its terms can benefit you. If your current credit score has improve since the first loan, the chances of you obtaining more favorable terms are high. Take note of the closing costs and decide if you are able to commit to the new mortgage terms before you refinance.
